This lodge is "of the grid" and offers true nature lovers a private
refuge with the convenience of nearby town amenities including
hospitals, airport, supermarkets and typical infrastructure.
Some facts and history about this property;
This property is approximately 30 hectares or 75 acres.
The maritime zone area is approximately 13 hectares and the land
area above totals approximately 17 hectares.
In the early 2,000s the property here was purchased by a group that
eventually constructed all the dwellings on this property. The
intent was to create a fishing lodge where families could also be
present and enjoy the environment while the men would go out and
fish daily.
This facility could also be great for a yoga center, eco lodge, surf
lodge, or just a great place to escape civilization with all kinds
or wild life. There is a baby crocodile that lives in the lagoon. We
have dolphins often swimming in the water in front of the lower
lodge. toucans, parrots, monkeys, and so much more. The fishing is
fantastic, red snapper. steamer type clams that live on the stalks
of the mangroves, blue claw crabs and more.
There is also a large assortment of fruit tress, bananas and much
more on location.
This property is presently registered in the Costa Rican land
registry. It has not been titled. Most land in Costa Rica is not
titled for various reasons. A good registry is viewed by Costa Rican
law as equal to a title with a few exceptions. Part of what
constitutes (a good registry) is documentation. Here we have over 20
years of documentation as well as a defined property boarder, taxes
paid yearly, building permits on all but one structure, certified
surveys much more.
Since this property is presently water access only there was never
any road access prior to the development of this land. The Costa
Rican law will not allow for titling of a land locked property.
Since my purchase of this property two years prior a road has been
constructed close to the property borders. Easements will need to be
established, but this will be possible with some time and leg work.
It has also been brought to my attention recently that another
approach for titling could be established through the use of the
water for access. In any case, this process is for the next owner to
pursue if there is a need to do so.
At the present asking price there is little in the way of profit for
anyone who has been involved here to date. The previous owners had
received from me about what it had cost them in materials and labor
to get the property to where it was then. I was told they had run
out of money and could not finish the project. I have invested
additional money to a total of the existing asking price with no
mark up at all.
This property is presently water access only. All materials used to
construct this site were brought in on a barge. The access is
restricted approximately two hours before low tide, and two hours
after low tide. This time could be migrated significantly with more
floats being extended from the present dock outwards. It is also
possible to excavate a channel for access at low tide. The tidal
surges are as much as 10 from low to high here.
There is an access road constructed from the water edge to the top
dwellings located along the lower side of the property extending
through the jungle. There is a separate walking path ( see photo
below) from the lower lodge to the top dwellings along the adjacent
ridge. One idea presented was to install a canopy cable from the top
lodge extending downward through the jungle to the lower lodge This
would be very feasible to create and would be a great selling point
for paying visitors.
Here is what the property has in inventory.
Nine buildings total;
On the lower part of the property
A.1 The main lower lodge is approximately 1400 square feet living
space having two floors. There are two bathrooms with showers on the
upper floor. There are three bathroom, showers, semi attached out
side the lodge. The kitchen area is 13.5 x 19.5 with two sinks.
There is a washing machine, solar fridge and a 5 kw generator with
ceiling fans in each room.
B.3 Lower camper cabins are10 x 10 approximately 100 square feet
per unit. All units have electric and are located next to the lower
lodge and bathroom facilities.
boat house dimensions are 40x 40 and is approximately 1200 square
feet with bathrooms and showers. The boat house has a spring fed
water supply. This building is located on the small lagoon after the
main dock entrance.
On top of Bliss
A.1 Main lodge is approximately 19.5 x 26 feet with approximately
1000 square feet of living space, having two floors with electric.
There are two full baths on the upper floor, 2 half baths in the
lower level. The kitchen area is approximately 250 square feet 19.5
x 26 feet
Pool 16 x 65 feet long with hot tub 9 x 8 foot
Sitting deck on the right hand side of the pool 21.5 x 37.5
B.3 Upper cabins all have bathroom with showers and are all wired
for electric. Each cabin has two floors. The top floor is one large
room with a view. All three cabins have identical dimensions and are
approximately 16 x 15 with rap around deck for an approximate
total of 500 square feet living space per building.
Recreational Area Including:
Grand view deck, pool, game room and a common kitchen - dining room
The lower lodge is equipped with a top of the line solar system. The
system includes a 3,000 watt Outback inverter and controller box.
With 8 Rolls deep cycle 6 volt batteries to make one batteries bank.
There are six Sanyo 200 watt solar panels installed on the roof
along with a solar hot water tube system for hot showers for all
five bathrooms. All of the buildings here were rewired to conform to
US standards in wiring.
Both lodges are rain catch water fed with tanks. The lower lodge
area has a well that produces approximately 5 gallons per minute.
The lower and upper lodges both have four 1,100 liter (275 gallons
per tank) fresh water holding tanks located adjacent to the
buildings.
All electric and plumbing has been completed on the top and bottom.
All of the top cabins have separate septic systems and working
bathrooms. They are all wired for electric with independent fuse
boxes. .

We are off the grid here so there is no city electric, phone lines
or water presently here. There is cellular phone service with a
cellular internet connection that works well for the basics.
Satellite internet is a possibility or a shore to shore tube
transmission from Golfito has also been successfully used elsewhere,
locally.
The property is presently being managed by a property management
company located in Golfito. All employees are paid weekly through
the management company with all legalities being executed properly
as well as all property taxes being paid and so on. If you would
choose to be an absentee owner, the care taker here would be willing
to live on site while you are away.
The property is also located at the entrance of the La troche. The
trench as it is known is a water way that leads out to neighboring
small beach town of Zancudo the short way. It can also serve as an
access to the ocean at higher tides. Across the bay is the famous
Matapalo surfing areas some of the best in the world I am told....
